Privacy Policy

This policy explains what this website collects, what we do with it, and how to stop it. It covers wswrealty.com, weaverrealty.com, and the agent pages and agent subdomains on either of them.

Who we are

What we collect

What you give us. When you fill in a form, request a home valuation, ask about a property or create a saved-search account, we collect what you type: typically your name, email, phone number, and the property or area you are interested in.

What is collected automatically. Your IP address, browser and device type, the pages you view, how you arrived, and which listings you look at.

When you come from one of our emails. If you reach our site from one of our emails, we record the homes you view and save so your agent can help you.

Advertising pixels — the part most policies leave out

This site runs the Meta (Facebook and Instagram) pixel on every page. It reports your visit, the pages you view and the listings you open back to Meta, and we use that to build custom audiences — lists of people who have visited the site — so we can show property advertising to those people on Facebook and Instagram. This is targeted advertising.

Pages belonging to an individual agent may carry that agent's own Meta pixel in addition to ours. Where that happens, both the brokerage and that agent receive the information described above.

We do not run Google Analytics on this site.

How to stop it. Any of these works, and none of them stops you using the site:

• Turn off Ads based on data from partners in your Meta account settings.
• Use your browser's tracking protection, or block third-party cookies and scripts.
• Send a request to will@wswrealty.com asking us to exclude you, and we will.

Property search and MLS data

Listing search, saved searches and property detail pages run on WSW Realty LLC's own licensed feed of Houston Association of REALTORS® (HAR) MLS data, under a data licence between HAR and this brokerage. If you create an account to save searches or favourites, that account and its activity are held by us — not by a third-party search provider. We do not sell it, and we do not hand it to another brokerage.

Some parts of this site are still served by our previous search provider, AeroIDX, while we finish moving across. Where that is the case, an account you create is held by them as well as by us. If you want to know which applies to a page you are on, or want an account deleted from either, write to will@wswrealty.com and we will tell you and action it.

MLS listing data shown here is for consumers' personal, non-commercial use, to identify properties they may be interested in buying or leasing. It may not be used for any other purpose.

This site also loads fonts from Google Fonts, which receives your IP address in order to serve them.

Calls, texts and email

If you give us your phone number, you agree that we or the agent you contacted may call or email you about real estate. Text messages are separate and always optional: you tick a box for them, you can tick neither, and consent to texts is never a condition of buying, selling, or working with us. Reply STOP to any text to stop texts. Every marketing email has an unsubscribe link. Asking us to stop is free and we act on it.

Text messages — what happens to your mobile number

If you give consent to receive text messages from WSW Realty LLC or from one of its agents, we use your mobile number only to send the messages you consented to. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing to subcontractors in support services, such as our messaging provider, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties. Message frequency varies. Message and data rates may apply. Reply HELP for help or STOP to opt out at any time.

The full terms for our text messages, including how to opt out and how to get help, are on our SMS Terms of Service page. Each of our agents publishes their own as well, linked from their page, because the texts come from them.

Who we share it with

With the WSW Realty agent handling your enquiry; with the service providers that run this site and our systems (our CRM, our IDX provider, email and text delivery); with Meta, as described above, for advertising; and where the law requires it.

We do not sell your personal information for money. Sharing data with Meta for targeted advertising may count as a “sale” or “sharing” under some state laws even though no money changes hands, which is why the opt-out above matters.

Your rights

Texas residents have rights under the Texas Data Privacy and Security Act: to know what we hold, to get a copy, to correct it, to have it deleted, and to opt out of targeted advertising. Texas law requires us to say so clearly, and the pixel opt-out above is how you exercise that right here.

California residents have comparable rights under the CCPA/CPRA, including to know, delete, correct, and opt out of sale or sharing.

To exercise any of these, email will@wswrealty.com with what you want. We will not treat you differently for asking. We may need to confirm who you are before acting on a request about someone's data.

How long we keep it

Enquiries and client records are kept while we are working with you and afterwards for as long as Texas real estate record-keeping rules require. Ask us to delete yours and we will, except where we are required to retain a transaction record.

Security, children, and changes

We take reasonable measures to protect what we hold, though no website can promise perfect security. This site is not aimed at children under 13 and we do not knowingly collect their information. If this policy changes, the date at the top changes with it.

Links from this site to other websites, including TREC and MLS resources, are governed by those sites' own privacy policies, not this one.
